the hostess was extremely helpful, from picking us up at the airport to ensuring our comfort throughout our stay. The room was clean and comfortable, with thoughtful amenities like a kettle for coffee and tea. The breakfast was delicious and filling. Definitely one of the best places we've stayed in Italy.
no drinking water in the room

Flavia was a lovely hostess! The b&b was beautiful and elegant, spotlessly clean, breakfast was fantastic (Flavia is an excellent baker) with a wonderful variety of healthy food choices. We only stayed for one night, but would have loved to have stayed longer. Another group at the b&b with us were staying for a few days -- Flavia greeted them in the morning at breakfast with the same tea that they had had the previous morning -- a nice touch that she remembered what her guests like to drink! My daughter still talks about the little "owl" ornament on the table in the entryway! :)
Everything was lovely. No complaints. The street entrance looks a bit dicey, but once you are inside the gate and inside the building, everything is fantastic. Thank you Flavia!

The owner was so polite and extremely helpful. The location was very convenient, both to Pisa Centrale station and the airport. Breakfast was amazing! We had lovely stay for a great price.
Nothing comes to mind off hand

Charming B&B, attention to detail, perfect for wine lovers. Daily tours to amazing places, buffet breakfast with organic goodies. June is a party month!
Oh, how delightful it was to wander around aimlessly, searching for the mysterious B&B. So amusing, really.

The owner was very helpful with everything. I had called and told her we would be getting in four hours earlier than check in time, and she had our room ready for us anyway. She also gave us a great map of Pisa and pointed out where the hotel was and the nearest bus stop. She called a taxi for us, since we would be leaving earlier than the trains run. Also, the b&b is very close to the train station and in walking distance of everything you'd want to see in Pisa. The breakfast had a wide variety of food.

Flavia made us feel very welcome, as I was a bit nervous on my first trip to Italy with my son, she was the perfect host. The b & b is handy for the shops and station. I was also able to leave my bags on the day of departure to enable us to explore until we were picked up. Breakfast was lovely, especially the fruit salad and home made cakes! Will definately go there again.

Superclean, superfriendly. We had to leave for the airport at 4:30 AM and Flavia made us a nice breakfast to go, which she put in our minibar the evening before.
Mattrass could have been a bit softer. It was quite hard (maybe still quite new...). For the rest, everything was perfect!

During my Christmas stay at the hotel, I loved the cozy and clean rooms. The staff was friendly and welcoming, making me feel right at home. The location was also fantastic, with the train station just a short walk away and the airport easily accessible by bus. Plus, the fast wifi connection was a huge bonus for staying connected during my holiday.
There were a couple of downsides to my stay. I was disappointed by the lack of hot water in the evening when I wanted to take a shower.

Flavia was the most charming and welcoming hostess. We had use of the triple room which was perfect for three adults and very comfortable. We especially appreciated the tea tray in the room which we are used to in English hotels and B&B's but have not found in European establishments. It was nice to be offered cakes for breakfast too. If the memory foam mattresses had been just a little softer it would have been perfect but we are not used to them and are not big people so most people would like them just fine I think.
Memoryfoam bed a little too firm for my complete comfort. Rather strong airfreshners used.

The breakfast at the B&B was absolutely fantastic! They had a great variety of food, including fresh fruit, homemade cakes, and juices. It was a delicious way to start the day. the B&B was conveniently located within walking distance from both the train station and the airport shuttle. This made it really easy to get around and explore the city.
That the B&B was a bit out of the way from the main attractions. It required a bit of walking or using public transportation to reach the city center.

My large room was very cheery and comfortable, and about the cleanest room I've ever stayed in. The B and B is quiet and the breakfast was great. But the best part was the owner Flavia. I was a woman traveling alone on business and only stayed one night. Flavia made me feel very welcome, gave detailed directions for the bus back to the airport, and chatted with me about various things. She also booked me a reservation at a very nice local restaurant that was also very friendly (I was the only non-Italian, so that was great). I found the Five Roses a very nice place to stay and to feel less like "just a tourist".
Location is convenient to the airport and sights in a nice quiet neighborhood, but not incredibly scenic per se. But it was fine for me.
